Rental Policies

Vacation Properties. Vacation Homes Destin properties are to be used as a vacation residence ONLY, and for the exclusive use (residence and pool) of registered guests ONLY. Usage by non-registered guests is considered a breach of contract.

Advance Reservation Payment.  Reservations can be made one (1) year in advance, however, rates are not guaranteed.  Rates, taxes, and properties are subject to change without notice.  An advance reservation payment equivalent to fifty percent (50%) of the total rent is required at the time of booking to confirm your reservation. Reservations made less than sixty (60) days prior to arrival requires payment in full.  The advance payment is not a damage deposit. Full payment is due sixty (60) days prior to arrival for long-term monthly rentals.

Refundable Security Deposit.  A security/damage deposit is required on all Vacation Homes Destin rental properties. A $300-$1,000 hold will be authorized on your credit card one week prior to your arrival and will be released after your departure provided there is no damage or theft to the rental property, and all policies and conditions of rental are followed. In the event your credit card is declined at the time of the security/damage deposit and is unable to be completed in two (2) days, the reservation will be cancelled and funds paid to date will be forfeited. If repairs are required or other fees due as a result of a guests stay, all or a portion of the damage deposit will be forfeited and additional charges may apply. By signing this agreement you waive your right to dispute any charges that are made to your credit card regarding this policy. A guest’s liability is also not limited to the loss of the damage deposit. Please note any damage to the property upon your arrival and report it to us immediately to avoid possible liability.

Pet Policy.  Some of our rentals are pet friendly.  A maximum of two small pets are allowed with prior approval, and provided pet is housebroken, up-to-date on all vaccinations/flea/tick/heartworm treatments and not prone to damaging property. When making reservations it is very important that you let us know you will be bringing a pet.  A nonrefundable PET FEE of $125 for one pet, $200 for two pets in addition to the rental amount will be required if pet is approved.  Pets are not allowed on the furniture or beds unless a protective cover is used (provided by the guest). Pets can not be left alone in the home without being caged.  All pets must be under the complete control of a responsible human companion and on a hand-held leash at all times when outdoors. Under NO circumstances are pets allowed in the swimming pools.

Smoking Prohibited.  The damage deposit will be forfeited and guests will incur an additional charge for carpet cleaning and deodorizing if ANY evidence of smoking is found inside any of our rentals. Smoking is allowed outside only, so please dispose of butts and other smoking materials properly.  If cigarette butts are not disposed of properly and butts are found discarded on the premises, an additional cleaning fee will be deducted from the damage deposit.  Please be responsible.

Liability.  It is expressly understood and agreed that the owner of Vacation Homes Destin, shall not be liable for any damages or any injury to tenant, tenant’s guests or his family or to his family’s or guest’s property from whatever cause arising from occupancy of said premises by tenant and his family and guests.  Guests constitute any persons allowed on the premises by the tenant. It is further understood and agreed that owner shall not be responsible for any personal property left by guest in said premises. In the event property of guest is left on premises, guest may request owner to mail or ship property back to guest at guest’s sole expense.

Rental Payment.  Rental payments are payable in full at least sixty (60) days prior to arrival. Credit cards are not accepted for seasonal guests (monthly rentals).  If the initial payment is made by credit card, you are authorizing Vacation Homes Destin to charge your credit card for the final rental payment due sixty (60) days before your arrival.  If method of payment is by check, the final rental payment has to be in our hands no later than 60 days prior to your scheduled arrival.

No Sub-leasing Permitted.  This agreement cannot be transferred to another party without prior written approval from Vacation Homes Destin.  Absolutely no exceptions for any reason.

Cancellation Policy.  Cancellation of reservations must be made sixty (60) days or more prior to arrival.  A cancellation fee equal to 20% of the total rent will be charged on all cancelled reservations. Late cancellations with less than sixty (60) days notice, will result in forfeiture of the full advance payment. Written notice is required for all cancellations. (Long-term, advance monthly rentals must give ninety (90) day notice of cancellation prior to arrival.) Cancellation and early departure due to inclement weather does not warrant any refund of rent.

Hurricane Policy.  We have partnered with Travel Guard International to provide our guests with Travel Guard Vacation Insurance Protection.  All paying reservations have the option to include a travel fee in exchange for this plan (7% of total weekly rental less security deposit).  The fee is non-refundable.  Should guest opt not to purchase trip insurance please be aware that no refunds will be available for unforeseen developments such as illnesses, mandatory hurricane evacuations and the like.   Therefore, your trip investment could be lost.

Maximum Number of Guests.  The rental rates at Vacation Homes Destin are based on occupancy according to each individual rental.  Each additional guest above that limit, with prior approval, is charged $100 per additional person plus applicable taxes regardless of the number of nights the guests stay.  Violation of this policy will result in additional fees or the forfeiture of full rental payment and damage security deposit, at our option. Reservations made under false pretenses results in forfeiture of full rental payment and the damage security deposit.

Family Rentals Only.  Vacation Homes Destin is designated as Family Friendly.  As a general rule we rent to family groups and responsible adults over the age of 25 only.  Underage drinking and/or partying are not allowed in any of the rental units. Any use of Vacation Homes Destin rentals for purposes other than family vacations must be addressed at the time of the reservation.  Parents must accompany their children under the age of twenty-five at all times. All violators will be evicted and all rental payments and damage deposits will be forfeited in accordance with Florida State Statue 509.141.  This policy includes reservations made by parents that do not check-in, and/or who leave overnight during the length of the stay.

Alcohol/Drugs.  No drinking of alcoholic beverages by guests under the legal drinking age of twenty-one (21) is allowed on the rental properties at any time. If Guests are arrested for underage drinking at rental properties or if Vacation Homes Destin observes Guests under the legal age of twenty-one (21) drinking alcoholic beverages on the property, Vacation Homes Destin reserves the right to terminate this Agreement and evict Guests with no refunds or rebates. Illegal drug use is strictly prohibited and prosecuted to the fullest extent of the law

Check-in Time.  Check-in time is after 4 p.m. Central Time on the check-in date. Do not purchase your perishable groceries in anticipation of an early check-in. The standard rental period is weekly, Saturday to Saturday.  Exceptions may be made during the off-season for an additional fee so please ask.

Checkout Time.  Check-out time is 10 a.m. (sharp) on the check out date.   Anyone staying past 10 a.m. on departure date will be charged for an extra day plus an additional $100.00 delayed cleaning fee.  NO EXCEPTIONS!

Housekeeping.  Each rental unit is cleaned prior to guest’s arrival and after departure.  A departure cleaning fee of $75 - $150 will apply to ALL reservations.  Guests will be responsible for cleaning after themselves during their stay and for leaving the rental in good condition at checkout.  If accommodations are left damaged or unusually messy (such as unwashed dishes, garbage left in the unit or stains on the furniture or carpet), the damage deposit will be forfeited and additional cleaning fees may apply.

Gas Grill.  A gas grill is provided for your grilling pleasure. The grill is NOT to be used as a charcoal grill. If you choose to use it as a charcoal grill, your security damage deposit will be forfeited to replace the grill. If the tank goes empty during your stay, please contact Vacation Homes Destin during normal business hours for a tank replacement (limit one (1) tank replacement during rental period). If the grill is used and not cleaned, you will be charged a Cleaning fee.  After each use and cleaning, and prior to replacing the grill cover, be sure to turn off the gas. 

Good Neighbor Policy.  All rental units are located in a mixed-use neighborhood that includes both short-term guests and year-round residents.  Most rentals reside in residential neighborhoods controlled by Homeowners Associations that have very strict rules. Guests are asked to be considerate of the neighbors with noise and activities. Quite time for all properties is 10:00 P.M. to 10:00 A.M. We want our guests to enjoy their stay but not at the expense of the neighbors.  Our rental homes are monitored for rowdy or noisy behavior and all violators will be evicted with loss of all rental payments and security damage deposit. Parties and rowdy behavior will not be tolerated and will be grounds for immediate eviction.  Guests are asked to conform to all rules and regulations of the property and community.  In the event we are notified of noise disturbance after 10 P.M., a $100 noise disturbance fee will be charged, and may include eviction.

Parking.  Many rental properties prohibit the on-site parking of recreational vehicles, watercraft (boats, trailers, jet skis, etc.), and/or restrict the number of motorized vehicles.  Please inquire as to parking availability for each rental home.  Additional parking can be provided.  Parking on the cul-de-sac is not permitted.  Any fines/towing fees are the responsibility of the vehicle owner.

Keys.  When final rental payment is received, two weeks prior to arrival guests will receive driving directions, instructions, and a security code for the lock box or keyless entry.  The lock box is located to the left/right of the front door, and contains a front door key to the home. This key is used to initially open the front door upon arrival and to lock the front door on departure. Keys for day-to-day use are located inside the home.  When guests depart, if the keys are not returned to the original hooks, your security damage deposit will be deducted for re-keying all doors at the rental home.  There will be a $25 charge for all lockouts (keys or keyless entry), and this is due at the time the service is rendered.

Telephone and Internet Service. Free local calling is provided at each rental unit.  Incoming long distance calls are also free.  In order to make outgoing long distance calls you must use a credit card or calling card. High speed internet service is provided free during your stay.

Private Pool.  Each rental unit that has its own private pool is to be used by registered guests only! Diving or jumping into the pool may result in head, neck, or spinal injuries.  As a renter you accept the risk of the pool and agree that no minor will swim in the pool unaccompanied by an adult. Children age (3) and under MUST wear approved swim diapers when using the pool.  Under NO circumstances are pets allowed in the swimming pools. NO EXCEPTIONS.

Linens/Towels/Supplies.  Although linens are furnished, guests are asked to bring their own beach towels and beach blankets as linens are not to be removed from the home. Any lost or damaged linens will be deducted from the damage deposit. If towels are used to remove makeup and are stained, the guest will be charged for replacing the stained and damaged towels. An initial set up of trash liners and toilet paper is provided.  Extra items needed are the responsibility of the guest.

Repairs.  Renter(s) agree to report promptly to Vacation Homes Destin any mechanical, electrical, and plumbing or other problems with the premises.   We make every effort to perform routine maintenance before your arrival.  However, service related problems do occur.  Please notify Vacation Homes Destin immediately and the problem will be corrected as soon as possible.  No refund or rate adjustment will be made for mechanical failures.  In the event Vacation Homes Destin or its agent needs to enter the premises, Vacation Homes Destin or its agent will make every effort to schedule at a time convenient to tenant.  In an emergency, Vacation Homes Destin or its agent may enter the premises at any time without securing prior permission. Any service call requested by guests that is a result of guest action, abuse, misuse or negligence, may result in a $50 service call plus $25/hr of on-site labor and will be billed to guest’s credit card. 

Construction.  Vacation Homes Destin cannot predict construction in the area and cannot be held responsible for any inconvenience.  No refunds will be given in the event of nearby construction.

Termination:  If tenant or any member of his party violates any of the terms of this agreement, Vacation Homes Destin may, at its sole discretion, terminate this agreement with no refund of the unused portion of the rents and damage security deposit, and may enter the premises and remove tenant, the members of his party and their belongings. Any material breach shall include, but not limited to, exceeding stated occupancy limits, damage to the property, or failure to check out on a timely basis.

Recourse/Disputes:  Guest acknowledges that, if all rental monies have been paid, the maximum recourse the Guest has against Vacation Homes Destin for any alleged breach of this Agreement is the amount of the rental paid or to be paid to Vacation Homes Destin arising out of the Agreement. Guest understands that there are certain risks inherent to persons and property located close to the beach. Guest acknowledges that Vacation Homes Destin would not rent the rental unless the Guest accepted these conditions and assumes the risks. This Agreement shall be governed by and interpreted in accordance with the laws of the State of Florida and be treated as though it were executed in the  Okaloosa or Walton County, State of Florida.  Any action relating to this Agreement shall be instituted and prosecuted only in Okaloosa or Walton County, Florida.  Guests specifically consent to such jurisdiction and to extraterritorial service of process.

Indemnification/Hold Harmless:  Guests shall be solely responsible for any property damage, accident or injury to any person or pet or loss sustained by any person or pet, including loss of money, jewelry, and other items of personal property, arising out of or in any way related to Guests use of the premises, including the items of personal property provided by Vacation Homes Destin at Guests request.  Guests shall inspect and be familiar with proper use and application of such items prior to using them. Guests hereby agree to INDEMNIFY and hold Vacation Homes Destin, its employees, officers and/or property owners, harmless from any and all claims including those of third parties, arising out of or in any way related to Guests and pets, use of premises, or the items of personal property provided therein. Guests hereby agree to hold Vacation Homes Destin and its employees, officers and/or property owner, harmless and to indemnify same against any and all claims that arise pertaining to any event during the course of rental as a consequence of any acts or omissions of Vacation Homes Destin and/or property owners, its agents, employees and officers.  Guests assume the risk of injury or other losses relating to any recreational activities and will hold property owners and Vacation Homes Destin harmless with respect thereto.

Payment Options.  We accept MasterCard, Visa, and Amex credit cards. Other acceptable methods of payment include cashier’s check, bank certified checks and personal checks. Checks will not be accepted less than 30 days prior to scheduled arrival. All payments must be made in U.S. dollars.  There is a $35 check fee for all returned checks.
